CONCEPT DESIGN

At Kidis Design, Concept Design is where the architectural direction is established — responding to your site, brief, and council context with clarity and restraint.

This stage typically includes:

  • Site review, constraints and opportunities

  • Initial spatial planning and layout studies

  • External form, massing and architectural character

  • Early advice around planning controls, zoning and overlays

  • Feasibility input for dual occupancy and multi-dwelling sites

Deliverables may include:

  • Preliminary floor plans

  • Concept elevations or 3D visualisation

  • Initial design presentation for client review​

​

This stage forms the foundation for all future approvals and documentation.

TOWN PLANNING

Where a planning permit is required, we guide the project through the statutory approval pathway with a strong understanding of Melbourne councils and planning policy.

This stage typically involves:

  • Preparation of planning drawings suitable for submission

  • Review of relevant overlays, neighbourhood character and ResCode provisions

  • Coordination with required consultants (as needed), including:

    • Town Planner

    • Landscape Design

    • Traffic or Arborist input (site dependent)

    • Civil Engineers

    • Land Surveyors

    • Energy Consultants

We manage the planning process through:

  • Council lodgement

  • Requests for Further Information (RFIs)

  • Ongoing liaison until a decision is issued

​

Outcome:

Approved Planning Permit (where achievable) or clear direction on pathways forward.

BUILDING PERMITS

Following planning approval, we prepare construction-ready documentation suitable for building permit issue and builder pricing.

 

This stage focuses on resolving the design in technical detail, including:

  • Fully dimensioned architectural drawings

  • Building Code compliance aligned with NCC requirements

  • Coordination of engineering and building consultants

  • Window, material and construction detailing as required for permit

 

Typical inclusions:

  • Floor plans, elevations and sections

  • Building regulations documentation

  • Integration of:

    • Structural engineering

    • Energy / NatHERS assessment

    • Other services consultants as required

 

Outcome:

Documentation ready for building permit application and construction commencement.
